"It's just plain awful." Etazhi CEO Ildar Khusainov is shocked by the state of old buildings in Tyumen
He noticed the low property prices in the area and decided to take a look inside one of the houses.
— Looking at the prices on the website, why are they so cheap? I think I'll go inside! I'm attaching a video. I don't quite understand how such an input condition and a whole input could exist in prosperous Tyumen, but facts are facts! — Khusainov wrote on his Telegram channel.
After inspecting the entrance, Khusainov was horrified that people had to live in such conditions. The peeling walls were covered in vandals, trash was strewn everywhere, and in some places bricks were missing.
The businessman said that he does not understand why in prosperous Tyumen there are still houses in terrible condition.
At the same time, Khusainov noted that the cost per square meter of such houses is not much lower than that of other houses. For example, a one-room apartment of 14.5 square meters in this house is sold for 1.6 million rubles - 114,000 per square meter.
Khusainov also noted that in such cases the logic of pricing often does not lend itself to mathematical analysis.
“We invest a lot of resources in different models, but we believe that artificial intelligence is powerless here,” the businessman concluded.
Earlier we reported that in Tyumen the cost of selling real estate on the secondary market began to decrease. According to Etazhi, the average cost per square meter is 96.9 thousand rubles.
