The premium for an apartment's proximity to the metro turned out to be the highest in St. Petersburg
The difference between the cost of housing near the metro and the city average turned out to be the highest in St. Petersburg. The "plaza" of apartments within walking distance from the metro immediately increases prices by 53%.
This was reported by the press service of the 2GIS service. The company's analysts calculated the cost of housing within a 10-minute walk from the metro in all seven Russian cities where there is a metro.
Their calculations showed that in St. Petersburg the difference in prices for 1 square meter of housing near the metro and away from the metro is 53% (352,000 rubles near the metro and 229,000 on average in the city). For comparison, in Moscow this difference is 45%, but in monetary terms it is still greater than in the northern capital - 509 thousand rubles.
In the same city, the highest prices were recorded for an apartment 10 minutes from the metro. In this rating, St. Petersburg took second place. The cheapest place to buy housing is within walking distance of the train stations of Samara, Yekaterinburg and Nizhny Novgorod. An apartment in the house where Nabokov lived is sold for 80 million rubles.
This week, Smolny blocked a project to build a new residential complex near the Prospekt Prosveshcheniya metro station. They wanted to build business-class housing on Ivana Fomin Street. Officials and the developer could not agree on how many social benefits the city wanted to receive in exchange for construction permits.
As Delovoy Peterburg writes, at the end of September, the Russian Ministry of Construction changed the average market price of one square meter of housing for the fourth quarter of 2024. In St. Petersburg, this figure has not changed, and in the Leningrad Region it has even decreased.
According to the order, the cost of a square meter in St. Petersburg will remain at 165,315 rubles until the end of the year. In the Leningrad Region, it has been reduced from 128,819 rubles to 127,646 rubles.
