The period of construction of individual housing construction in 2024 has decreased by more than 40%

The average period of construction of individual housing construction (IHC) in 2024 has been reduced by more than 40% compared to last year. Dmitry Smirnov, head of the analytics and data department of the M2 Real Estate Ecosystem, told Gazeta.Ru about this.

"The construction period for individual housing construction in 2023 will be 175 days, in 2024 - 101 days. People began to use the services of contractors more often, which reduced their time. Last year, only 27% of transactions were carried out with the participation of contractors, the rest were made independently. This year, 56% of houses were built by contractors. The individual housing construction market is trying to standardize the main processes, so the future of this sector depends on "civilized" construction with average standard house kits and, most importantly, escrow accounts with professional participants," says Smirnov:

The M2 analytical center also found that down payments on mortgage loans have increased in the individual housing construction sector. In 2023, this figure was 20%, and in the first nine months of 2024 it rose to 27%. In monetary terms, the average down payment increased by 40% - from 1.5 million rubles to 2.1 million rubles. At the same time, the average transaction value in this sector has remained virtually unchanged. Last year it was 7.7 million rubles, this year - 7.8 million rubles.

The increase in indicators occurred due to changes in the terms of preferential programs, an increase in key interest rates and tightening of the rules for issuing mortgage loans, aimed at cooling the mortgage market.

As for the overall situation on the market, M2 analysts reported that in September, 14% more mortgage applications were sent to banks via the platform than in the previous month. But compared to the same period last year, when the conditions of the old state program were in effect, the number of mortgage applications has halved. At the same time, this figure fell by about 60% on the primary market, by 53% on the secondary market, and by 20% in private housing construction.

According to the M2 classification, the number of posted ads for housing sales increased slightly in September. In the category "Auxiliary housing" the growth was 2.2%, and in the category "New buildings" - 1.5%. The average cost of one square meter also increased slightly. m of housing - 0.4% on the secondary market and 0.6% on the primary market. The increase in supply is mainly due to the seasonal activation of the real estate market. This is due to the fact that new business activity traditionally begins in September.

It was previously observed that demand for premium housing on the primary market in Moscow was declining.
