Samara businessmen bought the recreation center "Metrostroy" on the Gulf of Finland

Vesna 64 LLC acquired a real estate complex in Primorsk (Vyborg District, Leningrad Region) at 5a Plyazhnaya Street at the auction of the Russian Auction House (RAD). It includes 3.9 hectares of land in a protected area in the Gulf of Finland and non-residential buildings with a total area of ​​about 2,000 m2. One of the buildings was recently declared a cultural heritage site. This is the summer cottage of Genrikh Genrikhovich (Andrei Andreevich) Muzer. The winner offered 38.3 million rubles for the site.

This was already a repeat auction. In the summer, the Moscow company Attik won the auction, offering a price of 55 million rubles. But in the end, it avoided the deal.

According to Kontur.Fokus, Vesna 64 LLC belongs to Vladimir and Matvey Vasiliev. The company is registered in Samara and is associated with the Soyuz group of companies, owned by Nikolai Vasiliev. A month ago, Vesna 64 bought the SBK Respublika company at the RAD auction, which owns the Respublika trade and exhibition complex with an area of ​​about 45,000 m2 in Barnaul. It was not possible to contact Vesna 64 LLC.

It is expected that after modernization, the former departmental DK "Metrostroy" will be open to a wide range of tourists. The building-monument can be used as guest rooms, administrative functions or a restaurant as part of the complex, the broker believes. The business center "Metrostroy" on Levashovsky Prospekt is planned to be put up for auction in 2025.

Today, buyers from the region are actively purchasing real estate in St. Petersburg and the Leningrad Region and competing with local companies, the RAD notes. And with the growth of domestic tourism, demand for recreational facilities throughout the country, including in rural areas, is at a high level.

The Leningrad Region is also making serious efforts to develop the region's tourism potential. In particular, Primorsk is now the maritime center of the Vyborg District. The distance (about 100 km from St. Petersburg) makes it attractive for day trips for city residents. There is no modern housing here, but there is a tourist center. According to the regional administration, in order to increase its attractiveness, the city is currently developing attractions (the Church of St. Mary Magdalene, the embankment) and holding a maritime festival (Baltic Sea Winds, Björkesund Regatta). Fishing Festival "Primorsk 2024". Water tourism courses and cycling courses to the natural monuments "Yellow Bay" and "Cape Kipperot" are being developed.

The recreation center in Primorsk is a rare asset in the overall real estate portfolio of the bankrupt Metrostroy. The companies mainly own production facilities, equipment and office space. Currently, the largest transactions with the company's assets are the sale of land and buildings on Ivan Chernykh Street for 2.8 billion rubles. This week, auctions will be held on the company's territory at 52a Zagorodny Prospekt and 47 Blagovatnaya Street, as well as in a complex on the road to the Turukhtannye Islands.
