Omnomnom, passive income sounds amazing. No one will deny it, but not everyone knows how much to invest in it. So what and how much should you invest in to get 100,000 rubles of passive income per month over the course of a year?

Renting apartments is the most preferred type of investment in Russia. Will deposits become more popular? However, the yield is quite low, so you will have to spend money on the apartment. But you can avoid paying taxes (actually you can’t, but I heard people say it’s possible). The profitability is 4-5-6%.

Nuance: Real estate will become more expensive in the future (in rubles). Rents will also increase due to expensive mortgages (as now). Because demand for rent increases, and demand for mortgages decreases. In good conditions, the yield can be 8-10%. In severe cases, the tenant will destroy the house, move out and will have to pay for repairs. There are usually risks. Spreads are wide, but the average is about 5%. Again, this may or may not be officially accepted.

Commercial real estate yields are around 10-12%. Alternative bonds, currency bonds and yuan bonds yield almost the same. So 10 to 12 million of these instruments will bring you $1 million a month, and the assets themselves can also grow. They say that the storeroom offers 15%. I don't understand it.

There are all sorts of exotic options, such as car/boat leasing or the same crowdlending (business lending). I will not talk about financial pyramids and income from betting.

Some businesses can generate passive income, but most are very active. You either have to put in a lot of effort, a lot of money, or both. You can write a bestseller or build a website with a lot of visitors to sell ads. That's what I personally thought. But I wouldn't call that income passive.
