"Get out immediately!": How the housing issue ruined the lives of two Kaliningrad women

A woman from Kaliningrad rented an apartment, but changed her mind after seeing the state of the house. The landlord decided to evict the disgruntled tenant by any means necessary. In late April, Maria contacted a realtor with a request to rent an apartment with autonomous heating and new repairs in a residential complex on Narvskaya. Previously, the house was rented out on a daily basis. Heated floors, a washing machine, a dishwasher, an air conditioner - be active and happy. A guest was quickly found. Maria signed an 11-month contract with the pretty Olesya. Maria preferred to rent the apartment to male IT specialists, but here she was lucky too. Olesya's husband fulfilled this condition, although he was abroad at the time. Having moved in after the promised cleaning, the tenant carefully inspected the apartment and discovered unforgivable things, including footprints in the room and soap deposits on the walls of the bathroom. The girl called the owner, who came right away. "I just wanted her to check this 'cleanliness' and not make any claims later," Olesya said, adding that the contract stipulated final cleaning at the client's expense. "And she began to convince me that this was a non-washable floor." This marked the beginning of a "struggle" that has not ended to this day.

Maria urged the tenant to terminate the contract and promised to return the money. “My husband and I discussed the situation and decided not to move now,” Olesya says, revealing the reason, and finding housing is not that easy. We agreed that Olesya would definitely live in Maria’s apartment for a month. By the end of the semester, she began to constantly remind me about it. According to the woman, the tenant initially did not answer her calls, did not open the door, and even said that he would stay for 11 months. This is understandable. By June, housing prices had skyrocketed. “In the end, they told me to go to court to evict them before they signed the contract,” said Maria.

According to Olesya, Maria decided to tire out the guests by rolling them instead of washing them. She came to the police at 11 p.m. after threatening to raise the rent by $10,000. Maria does not deny this. Yes, she tried to evict the disobedient tenants in some way. For example, one time I came in when no one was home. "I went to the police station twice, but the local police ignored my statement. I went in myself with two witnesses and filmed it all. She locked the door with the top lock, which eventually broke." Maria is indignant. The owner explains the break-in by saying that he has been trying to make sure everything is in order for three months, but he still has not been able to get in. After this visit, Olesya was unable to enter the apartment. She did not have the key to the top lock. "I stayed with friends for several days until I changed the locks."

According to Maria, the tenants have not paid for utilities for two months. Olesya explained that she was waiting for the promised Excel spreadsheet to calculate the costs from the owner, but was unable to pay according to the receipt. There was no key to the mailbox. In August, she paid off the debt, but did not do so. Instead of burying the hatchet, Maria returned the money to the hated tenants. For what? - You ask. So, you have grounds to terminate the contract and file a lawsuit to evict the tenant. Olesya responded with a counterclaim. The girl claims that she fulfilled all the requirements and transferred money to Maria on the 28th of each month. In September, Maria called an electrician, who turned off the lights in the apartment. Olesya lived for a week without electricity, heat and hot water, and finding new housing became increasingly difficult. As soon as the issue with the move was resolved, Maria came to pick up the apartment. Using a flashlight - there was no light yet, so the lawyer recorded the material damage. "She immediately ran to the bathroom. One of the drawers was shabby at first. Then I went to the kitchen and took off the flimsy threshold there, saying that I broke it. She filmed it all and complained to her lawyer. I shone a flashlight along the wall and was indignant. "He's such a bad guy!" - Olesya recalled, adding that she agreed to leave the owner a deposit of 35 thousand. The landlord and the customer did not sign the deed of transfer of the apartment. The reason is the same. If there is no electricity in the apartment, it is impossible to check the equipment. The lawsuit is in court. Neither woman wants to give in.
