Demand for long-term apartment rentals in Krasnodar increased by 33%

Avito Real Estate analysts have summed up the results of the third quarter of 2024 for the long-term rental housing market in Krasnodar.

The choice of real estate increased in 32 of the 40 cities surveyed compared to the second quarter of 2024. Avito Real Estate analysts noted the most striking dynamics in Kazan, St. Petersburg and Sochi (+29%), as well as Kaliningrad, Sevastopol, Tomsk and Ulan-Ude (+27%).

In Krasnodar, demand for long-term rental apartments increased by 33% over the quarter. Interest in studios in the city also increased by 44%, and in one- and two-room apartments - by 31% and 32%, respectively. Demand for three-bedroom apartments increased by 29%, and demand for real estate with four or more bedrooms increased by 17%. At the same time, Krasnodar residents began to show more interest in studios (+13%).

The highest average prices for the quarter were recorded in Moscow (90,000 rubles per month), Sochi (55,000), St. Petersburg (45,000) and Kazan (40,000). The average rent in Krasnodar was 27,000 rubles per month.

As reported earlier, the volume of housing commissioning in Russia in January-September 2024 reached 81.1 million m2, an increase of 1.8% compared to the same period last year. This is evidenced by the operational data of Rosstat.

As reported earlier, the choice of apartments for daily rent in September increased by 37% compared to the same period last year, and in the Krasnodar region, domestic real estate increased by 38% and 62%, respectively. On average, in Kuban you can rent an apartment for 3.9 thousand rubles per day, and a country house for 7.8 thousand rubles per day.

For the longest period—four nights—the travelers rented accommodation in the Kaliningrad region, Crimea, Krasnodar and Primorsky Krais.
