Demand for secondary housing in Tyumen has slowly gone up. Why, and what next?

The Tyumen real estate market continues to adapt to new realities. Although sales of apartments in new buildings have accounted for the lion's share of purchase and sale transactions in recent years thanks to preferential mortgage programs, there is now a surge in demand for secondary housing. Analysts believe that the decline in housing prices will slow down, and demand will increase in October and November.

— In the coming months, the number of preferential programs will be reduced, and the conditions will be tightened. Cian.Analytics expert Elena Lapshina predicts that this will lead to a partial shift in demand for secondary goods due to falling prices. We predict that the ratio of segments will return to normal.

The average price of a secondary apartment in Tyumen is now 6.1 million rubles, which is 1% higher than in the summer season. In most cases, buyers prefer to pay in cash. In some cases, the missing amount is made up by a mortgage, but it does not exceed 1-2 million rubles.

— At the same time, the prices for one-room apartments and studios did not change and amounted to 4.8 million and 3.5 million rubles, respectively. At the same time, the average cost of a square meter on the secondary market of Tyumen amounted to 121 thousand rubles." According to him, the demand for secondary housing in our city has already increased by 4%.

— The activity of Tyumen residents on the secondary market is also connected with the need to solve the housing problem. Although we do not expect a significant decrease in the cost of secondary real estate, sellers willing to offer discounts to potential buyers may be able to conclude transactions faster. First of all, there will be demand for the most liquid objects on the market,” the expert concluded.
